PROPERTY PREVIEW: Saturday, September 19th from 3:00–5:00 PM

TRACT 1 — HOME
Home located at 1025 Second St, in Lake Village, Arkansas.
Required Non-Refundable Deposit: $3,000

TRACT 2 — TWO LOTS
Two lots located at 2189 Cpyress LN, Lake Village just minutes from Lake Chicot.
Required Non-Refundable Deposit: $600

AUCTION TERMS & REQUIREMENTS
LIVE & ONLINE / ABSOLUTE AUCTION: Both tracts will be offered live and online and will sell separately to the highest bidder regardless of price.

10% BUYER'S PREMIUM: A 10% buyer's premium will be added to the final bid on each tract.

NON-REFUNDABLE DEPOSITS: The successful bidder on the home will be required to make a $3,000 non-refundable deposit. The successful bidder on the two lots will be required to make a $600 non-refundable deposit.

Deposits must be made in cash or cashier's check payable to Southeast Arkansas Title, Lake Village and presented to Tony Cathey Auctions on the day of the auction. If you have a cashier's check and are not the successful bidder, simply take the check back to your bank.

BANK LETTER OF CREDIT REQUIRED — NO EXCEPTIONS: Buyer must provide a bank letter of credit made to Tony Cathey Auctions, stating that the financial institution guarantees funds up to the amount the buyer intends to purchase the property for.

BALANCE & CLOSING: Balance is due at closing in approximately 35 days or sooner. Buyer will receive a good deed and title insurance to the property.

CASH SALE: This sale is not contingent upon any matter, including the buyer obtaining financing.

DUE DILIGENCE: Bidders may obtain professional advice and conduct their own due diligence on the property prior to bidding.

AS IS: Property will be sold AS IS.

ONLINE & LIVE BIDDING: The highest online bid on each tract will become the starting bid at the live auction. If the bidding on that tract does not advance at the live auction, the bidder holding the highest online bid will be the buyer.

PRIOR OFFERS: Offers made prior to the live auction are welcome and encouraged.

ANNOUNCEMENTS: Announcements made the day of the auction take precedence over all advertisements.

AGENCY: Auctioneer Tony Cathey, with Tony Cathey Auctions, LLC and Tony Cathey Realty, LLC, Warren, Arkansas, is acting as agent for the seller and not for any bidder and/or buyer.

LIABILITY: Auctioneer and employees have no liability on any basis.
